NE Calgary homes and communities
Bungalows from the 1970s, brand-new suburbs at the city's edge, the Blue Line CTrain and the airport, with homes at most budgets.
NE Calgary runs from older neighbourhoods near the Bow River out to brand-new streets on the city’s edge. It’s home to the airport and much of Calgary’s warehouse and logistics work, so many people here live close to their jobs.
What the NE is like
The quadrant was built in waves. Communities such as Marlborough, Pineridge, Rundle and Whitehorn mostly date from the 1970s and ’80s: bungalows and split-levels on mature, tree-lined streets, many close to a CTrain station. Martindale, Taradale and Saddle Ridge came next, with larger two-storey homes and more duplexes. Skyview Ranch, Cityscape, Redstone and Cornerstone are newer still, with many homes built in the last fifteen years.
Because of that range, the NE has something at most budgets: an older bungalow you can update, a duplex or townhouse as a first step into ownership, or a new detached home with room for a growing family.
Homes you’ll find
- Detached homes, from 1970s bungalows to new two-storey builds.
- Duplexes and townhouses, especially in the newer communities.
- Homes with basement suites. If a suite matters to you, check whether it’s legal and registered with the City before you buy.
- Condo apartments, mostly near CTrain stations and in the newer communities.
For the size of home, prices in much of the NE have tended to be lower than in the NW and SW. Ask Rene for this month’s community market report to see current sale prices and how long homes are taking to sell.
Getting around
The Blue Line CTrain runs from downtown along 36 Street NE to Saddletowne, and the MAX Orange rapid bus crosses the north of the city to Brentwood and the University of Calgary area. Drivers use Stoney Trail and Deerfoot Trail to reach the rest of the city and the QEII Highway north.
Some NE communities sit under the airport’s flight paths. If you’re sensitive to noise, check where a home sits relative to the runways before you buy, and visit at different times of day.
Everyday life
The Peter Lougheed Centre is the NE’s hospital. Sunridge Mall and Marlborough Mall cover everyday shopping, and CrossIron Mills is a short drive north of the city limits. For recreation there’s the Genesis Centre near Saddletowne, the Village Square Leisure Centre, and Vivo for Healthier Generations in the north, plus parks like Prairie Winds.
Who it suits
Buyers who want a detached home or townhouse at a lower price point, people who work at the airport or in the NE’s business parks, and families who want a newer community with room to grow. If you’re comparing the NE with other quadrants, Rene can line up a few homes side by side.

Questions about NE Calgary
Is NE Calgary a good place for a first home?
Many first-time buyers look here because detached homes and townhouses in much of the NE have tended to cost less than similar homes in the NW and SW, and the Blue Line CTrain runs to downtown. Whether it suits you depends on your commute, schools and budget. Rene can compare a few NE communities with options elsewhere.
What should I check before buying a home with a basement suite?
Whether the suite is legal and on the City of Calgary’s secondary suite registry. That affects safety, insurance, and whether a lender will count rent from the suite toward your income. Rene and your home inspector will look at it, and your lawyer can confirm what the title and permits show.
